Gone for five days to find this:


Roofing completed and all windows installed, plus electrical and plumbing rough-ins complete! Even our tubs and showers are installed, and the mini split unit, too.

It looks like siding is next! I am supposed to meet with Todd on Tuesday to make a payment and discuss the remaining schedule. 

I was sad to see a broken window:
Which, I am sure, will be remedied ASAP. There are a few other minor concerns I will go over with Todd when he is here. I am excited to see our estimated timeline!

I am ordering the appliances through Sears--great pricing, but no idea what date to request for delivery. Flooring will be finalized this week. I will also need to choose the paint for the exterior soon and interior, right behind!

We've Been Framed!

The framers finished up on Wednesday.


Next week, the plumber comes back to make a correction (The guest bedroom currently has sink hook-ups. Measure twice...) and do all the top in. The roofers are also scheduled to be in soon--I was hoping soon enough to beat the rain, but looks like things might get wet.  

We got the flooring and tile estimate from F&W. It is right about what we expected. We may scale back some of our (my!) add-ons, so we can stay on budget. Hardwood floors are my priority, the rest can wait. 

Above is the latest sample/color pallet for the living room/kitchen/dining space. Opinions, suggestions welcome! My current thought is to wait on backsplash and do it ourselves, with help (Jimmy?Gary?) from some expert DIYers.


The kitchen island is framed. That is the front door and window over the sink (left).

After the roof is complete, we are supposed to receive a schedule to completion.

I can see it now :)

The framers are busy! The trusses came in yesterday. 


Boy, does having a roofline make a difference!
The weather has been beautiful (and hot!) so hopefully that will help move things along. Bonus: no mud for a few days!

Unfortunately, Todd informed us yesterday that our garage was too low and that keeping our 8 foot garage door upgrade would be a problem. Exactly, as Tim had feared and pointed out. Bummer. Seven foot door, it is.  

Framers will be finishing up this week. Roofing on the schedule for next week!

When roofing goes up, we need to make all our final decisions on flooring, counters, etc. I just got the estimate this morning...time to crunch some numbers!

It is starting to look like a house!

 The framers have been busy for the last two days and are at it again this morning. 
In this picture, the living room/great room is in the middle, master to the left (sliding door opening) and Jackson's room to the right.

Just this week the plummers were here, followed by the inspector, followed by the framers. It is great to watch such steady 

The view from our living room is a little crowded, but we can deal with that.



Tim and Jackson even got in the act last night! 

The big crane will be here next week to "fly" in the trusses.

Busy couple days

Quite a lot has happened over the past few days. The floor joists were installed yesterday.
I think we are waiting for inspection before the framing continues. 

While this was happening at ground zero, I travelled to Roseburg to the HiLine office, to choose some of our finishes. Todd took me out to a HiLine house that is near completion, that has the granite we had chosen (Santa Cecilia). It looked great with the nutmeg alder cabinets.


The HiLine office includes a model kitchen that is the exact set up as ours will be. Our cabinets will be 6in taller, other than that, this will be our kitchen:


Next, I headed to F&W floors where Jo helped me choose flooring and laminate countertops (for the bathrooms).

Kitchen cabinets and granite, and floors (engineered acacia hardwood) for the living room, dining room and kitchen:

I designed a very simple backsplash for the kitchen, using the travertine and small metal medallions.

Jo will send me an estimate soon to see if all these options fit in our budget!

We have also hit a few snags. The septic system is becoming a project of epic proportion, both in scope and cost. Not sure how it will all shake out. We are also, concerned about the height of the garage versus the road and driveway. I would hate to finally have that attached garage and then it be under water. Todd assures us that all is well...I sure hope so!
